Minor Programme in Real Estate is a coherent course of study providing significant depth in real estate studies outside that of the major and outside the students' departments. Hence, this programme is open to students of other departments, who have an interest in the built environment and management of real estate assets, to read a minor degree in real estate at the Department.


Curriculum
The Modular Credits (MCs) requirement for the Minor Programme in Real Estate is 24 MCs. To satisfy this requirement, students must read outside their major, the following modules offered by the Department of Real Estate. All modules are worth 4 MCs.

(a) At least 2 ‘Breadth’ Electives from the elective modules offered by the Department of Real Estate excluding RE4909 and RE4910. Students must read ‘RE1803 Urban Land Use and Development’ (which will be made available to students taking Minor in Real Estate as an Elective) to satisfy partially the MC requirement for Minor Programme in Real Estate.

(b) Where overlapping modules exist, the Minor Programme will consider double counting of MCs up to a maximum of 4 MCs towards the MCs-requirement in the Minor in Real Estate.

(c) Where overlapping modules exist, the Minor Programme will consider double counting of MCs up to a maximum of 4 MCs towards the MCs-requirement in the Minor in Real Estate.

    This module introduces students to the basic concepts and fundamental principles of property and facility management. The various tenure arrangements and relevant legislations on the ownership and management of different types of property developments will be discussed. Students will acquire knowledge and skills in formulating management plan through real life cases.

    This module aims to provide students with a firm grounding on the planning issues and problems they will encounter in the course of their real estate studies. The module begins with an overview of the development of planning thought and fundamental concepts. It proceeds to a structured study of the nature, purpose and formulation of urban plans, and a critical examination of the regulatory regime that supports plan implementation. In addition, urban conservation will be covered.

    This module focuses on the operations of the land market in the context of an urban economy. The topics include: the market forces driving city formation and urban growth; urban land market; economic analysis of land-use policies; urban land use and urban transportation.

    RE2803 Principles of Valuation

    This module provides students with the rationale for the valuation function, the fundamental principles and concept of value, particularly open market value, the characteristics of property and the property market, and property as investment. Various processes and methods of valuation, including those for different types of properties, will be introduced. Main topics include nature and scope of valuation, value theory, the valuation function, role and functions of the valuer, the valuation process, professional standards and report writing, methods of valuation, valuation of different property types, and leasehold valuation.

    This module examines real estate finance institutions and instruments. It also helps students to develop essential skills for analyzing real estate finance problems. The topics include: real estate finance institutions; mortgage mechanics; different mortgage instruments; residential financing analysis and borrower choices; residential underwriting and lending policies; housing financing innovations; and development project finance.

    This module introduces students to the fundamentals of real estate marketing and negotiation. The first half of the module focuses on the concepts, principles, and practices in marketing and leasing of various types of real estate developments. The second half of the module emphasizes the nature of real estate conflicts and disputes, negotiation theory and principles, negotiation skills, negotiation practice and applications. Case studies in Singapore and the Asia Pacific region will be used extensively in the discussions.

    This module provides students with conceptual frameworks for analyzing real market conditions and trends. The module will cover: the four-quadrant model of real estate markets; real estate market adjustment process; demand formation and market characteristics by property types, including residential, office, retail, and industrial properties; and real estate supply behavior. By completing this module, students will be able to identify new market opportunities arising from technological, demographic, socio-economic and lifestyle changes.

    This module examines real estate as an asset class and equips students with essential skills for analyzing a real estate investment problem. The topics include: real estate investment objectives; leasing structure and property income analysis; characteristics of real estate returns and risks; financial leverage and after-tax returns; diversification, equity versus debt investment; analysis of real estate asset and portfolio performance, and real estate equity investment strategies.

    The module deals with the practice of real estate professionals and the ethical dilemmas that those in the profession may face. In addition to exploring the common business forms and development of the real estate practice, the module examines the legal and ethical duties of the real estate professional. Main topics include: strategic planning and marketing professional services; professional liability; ethical theory; ethical issues in real estate business; expert witness in court testimony.

    RE3805 Advanced Real Estate Valuation

    This module covers the application of valuation principles and methods to the various purposes of valuation, including valuation for sale, purchase, mortgage, insurance, and statutory valuation. It provides students an appreciation of valuation methodology in Singapore and Asia Pacific context. Student will also be introduced to the legal aspects and techniques for property taxation and compulsory acquisition of real properties. Main topics include methods of valuation practiced in Singapore, appropriateness and suitability of valuation methods for different purposes, valuation for stamp and estate duty and GST, valuation for development charge and different premium, and valuation for rent controlled premises.

    This module introduces students to a systematic framework for examining public polices and their impact on real estate markets. A key learning objective is that students can devise appropriate policy options for solving urban problems and project the likely consequences for real estate variables. Topics may include real estate market failure and the need for public intervention; the problems posed by public goods, externalities, and imperfect competition; policies on national development, land, housing, transportation, and fiscal matters, and the policy effects on real estate markets.

    RE4802 Real Estate Development

    his module examines the entire development process for the different types of property development and redevelopment projects. Discussions will cover a broad range of topics including the property development cycle, conception of the development project, feasibility study, project financing, project construction, real estate marketing, project completion, management of the completed development and exit strategies. Students are expected to conduct an integrated project as part of the requirement of this module.
