Introduction
The Bachelor of Science (Real Estate) is a part-time undergraduate degree course. It provides an avenue for polytechnic graduates to pursue a degree course without having to give up their work. Candidates enrolled in the part-time undergraduate programme undergo formal academic education at the NUS and at the same time continue to acquire industrial experience at their workplaces. This form of education will blend the practical aspects of the workplace with a holistic real estate education to produce well-informed, competent professional graduates capable of taking up more advanced and challenging real estate executive and management positions.
The Bachelor of Science Real Estate course has ceased to be offered on a Part-time basis with effect from the 2007/2008 Academic Year.

Admission Requirements
Good academic records are expected of all applicants. The applicants should preferably be gainfully employed at the time of application. The support and recommendation of employers are required to ensure that applicants’ work schedules do not conflict with classroom hours.

The B.Sc. (Real Estate) degree is accredited by the Singapore Institute of Surveyors and Valuers, and the Royal Institution of Chartered Surveyors, UK. Graduates of the B.Sc. (Real Estate) course are exempted from all the examinations required for professional membership of these institutions.

Advanced Placement Credits
Polytechnic diploma holders admitted to the programme will be granted placement credits from relevant modules for up to a maximum of 40 MCs as follows:
- 8 MCs from the University Level Requirements, comprising of one General Education Module (GEM) and one Breadth module.
- 12 MCs from Unrestricted Elective Modules.
- Up to 20 MCs from Programme Requirements based on relevance of the Polytechnic Diploma.

Length of Degree Course
The course is designed to allow students to progress at their own pace. Students who are able to progress at a faster pace (i.e., the Fast Track Scheme) can complete the course in 3.5 years if they take additional essential modules in each of the four semesters in their Second and Third Levels. Those doing the course at a regular pace should complete it in 4 years. Students must have obtained a minimum cumulative average point (CAP) of 4.0 after completing Level 2 Semester 1 of study to be considered for placement on the Fast Track Scheme. These students must continue to maintain a minimum CAP of 4.0 in each subsequent semester of study. The additional essential modules which they will take, in addition to the prescribed essential modules for the level of study, are indicated in the course curricula.

Maximum Period of Candidature
The maximum period of candidature is used as an indication of the ultimate period a student is allowed to spend at the University to fulfill l the course requirements for the award of a degree.
With effect from AY2007/08 intake, maximum candidature for 4-year honours programmes will be 5 years. Any period of approved leave of absence granted to a student is excluded from the maximum period of candidature.
For
students admitted in AY2008/2009 and earlier, who have completed their degree requirements may be allowed to remain for one additional semester to improve their CAP subject to reading:
- Minimum 15 MCs in the additional full semester
- Only level 3 or higher level modules
If the additional semester falls during the Special Term, only the second condition will apply, that is, students can read only level-3000 or higher modules.

A formal lecture in each module is followed by a tutorial. Small groups of 20 to 25 students are encouraged to participate in discussions and other relevant activities during tutorials. Project work is used to encourage the development of students’ research capabilities as well as their skills in teamwork. Some modules involve practice on the computer, and others are supplemented by experiments in the laboratory or field. Some assignments and/or projects may require students to visit sites or collect data from the industry. In the Final Level of the course, students may either prepare a 10,000-words dissertation or take a Case Study module and an elective in lieu of the dissertation, depending on their eligibility.

The modules offered by the Department of Real Estate for 2002/ 2003 intake onwards are classified as follows:

Essential Modules |
These are modules which students must take in a given area of specialization. They are compulsory and must be passed by the student in order to fulfill the course requirements. |
Elective Modules |
These are modules which add to the depth and breadth of students' knowledge. Elective modules offered by the Department of Real Estate further develop students' skills which are acquired from the essential modules. Students may choose electives offered by other Faculties in order to pursue their academic interests. |
General Education Modules |
This is a set of modules designed to provide students with a more rounded and broad based education. Students read these modules outside the Department of Real Estate. |
Some essential modules have prerequisites to ensure continuity in learning. These prerequisites provide the student with essential background or foundation knowledge in order to understand the material covered in the module. Essential modules with prerequisites can be taken only if the student has passed the prerequisite module.

Students are assessed on a mixture of class work and end-of semester examinations for each module they had registered in the semester. Continuous Assessment (CA) may be in the form of essays, projects, reports, or tests. Students who fail in an essential module have to re-take the essential module the following year. A re-take module refers to a module for which students have to attend lectures and
tutorials and complete assignments and examinations. A new CA grade has to be obtained.
Students who fail a non-essential module may either replace it with a new module or re-take the failed module the following year. There is no limit to the number of times a student may re-take the same non-essential module. Students who have passed any module in their first attempt are not allowed to re-take the module to improve their grades.

At the end of the first semester of level one, a cumulative average point (CAP) will be calculated based on the grade points obtained in that semester. This CAP will be recalculated for all the following semesters over the duration of the course, based on the grade points obtained in each semester.
All attempts count towards the CAP, weighted by modular credits.

A student must read all essential modules and pass more than 60% of the essential modules for that year of study to be considered for promotion to the next Graduation Requirements – B.Sc. (Real Estate) (Hons.) Students have to take all essential modules offered in the semester to which they have progressed, provided they have passed the relevant prerequisites. In addition, they may take modules to satisfy University and other requirements. To graduate, a student must obtain a minimum of 160 MCs

Academic
Dismissal
Currently, a student will be refused re-admission to a course of study if he/she has obtained a Cumulative Average Point (CAP) of below 2.00 for three consecutive semesters excluding the Special Term.
The CAP requirement is revised and applicable to all new and current students starting from the academic year 2002-3:
To continue in a program, a student must not have:
- CAP below 1.50 for two consecutive semesters; or
- CAP below 2.00 for three consecutive semesters
Students who do not meet the above requirements will be dismissed from the University.
- Students who are refused re-admission to a course of study may appeal for reinstatement under the following conditions:
- Every student is allowed only ONE appeal;
- Appeal must be made by the end of the first week of a semester;
- Appeal (together with a copy of the letter of dismissal from Registrar's Office and other supporting documents) should be addressed and submitted to: Dean's Office, School of Design and Environment;
- Late submission will not be entertained.

Classification of Degree
The students’ performance in all the semesters of the course is considered in determining the class of his degree. The grade points obtained in all the modules are considered.
